A click-to-WhatsApp ad and a lead form ad both run on Facebook and Instagram, but they start completely different things. A click-to-WhatsApp ad opens a WhatsApp chat with your business, so the buyer sends the first message and the conversation is open from the start. A lead form ad opens an instant form that collects answers like name, phone and budget, and nobody is talking yet: you have to start the WhatsApp conversation yourself, with an approved template.

What does a click-to-WhatsApp ad actually do?

Meta describes it plainly: these ads "send people who click on your ads directly into conversations with your business in WhatsApp." They run on Facebook and Instagram, in feeds, Stories and Marketplace, and the chat opens with a pre-filled message the buyer can send or edit.

Because the buyer sends that first message, two WhatsApp rules work in your favour:

The 24-hour window is open

You can reply with ordinary messages for 24 hours from the buyer's last message. No template is needed to answer "Is the 2BHK still available?"

The 72-hour free entry point

Meta's pricing page says messages "sent within the 72-hour free entry point window, from Click to WhatsApp Ads or Facebook call-to-action buttons, remain free for message delivery." Meta changed what it charges inside the customer service window from 1 October 2026, so read the current pricing page before you budget.

What does a lead form ad do better?

It asks everyone the same questions. For a launch, that matters more than speed of chat: the sales team calls with budget, configuration, preferred location and possession timeline already in hand, and the leads can be sorted before anyone dials.

Click-to-WhatsApp, when you can reply fast

Resale, rentals, ready-to-move inventory and brokers with a team on WhatsApp all day. The buyer has a question now; answering it while they are still in the chat is the whole point.

Lead forms, when you need the same answers from everyone

New launches and large projects, where sales needs budget, configuration and timeline before calling, and leads have to be sorted and assigned in a CRM.

Both, when you can measure them separately

Run each as its own campaign, send both into the same CRM, and compare site visits booked per lead rather than cost per lead.

Neither, until someone owns the reply

Whichever ad you run, the enquiry goes cold if nobody answers. Decide who replies, and by when, before the campaign goes live.

What does RERA require in these ads?

The ad type does not change your RERA duties. Section 11(2) of the RERA Act says an advertisement or prospectus issued by a promoter "shall mention prominently the website address of the Authority" and "include the registration number obtained from the Authority." That applies to the creative of a click-to-WhatsApp ad and a lead form ad alike.
