Which channel buyers prefer differs by market. In some, WhatsApp is where almost every enquiry ends up; in others, text messages, phone calls and email carry more of it. Follow your own buyers, not a general rule.

A made-up price, floor plan, availability or completion date becomes a promise your sales team has to take back. If the answer is not in what you gave it, it should say so and offer a person.

Negotiate

Final price, discounts and payment terms belong with a person who has the authority to agree them.

Every extra question is a chance to close the chat. Do not collect details nobody will act on, and do not collect sensitive ones in a chat window.

Property advertising is also regulated, and the rules are local. Registration numbers, permits and required wording differ from one country and city to the next. A chatbot should repeat only the text you have approved; check what your own regulator requires in marketing.

Test it yourself before a buyer does. Five checks.

  1. Ask something specific about one listing. A useful chatbot answers from your content. A scripted one sends you down a menu.
  2. Ask something it cannot know. It should say it does not have the answer, not guess.
  3. Ask for a person. See what happens next, and how your team finds out.
  4. Look at the lead it created. The conversation should be attached, not summarised away.
